The Promontory at Scripps Lake HOA

The Promontory at Scripps Lake Homeowners Association consists of 80 condominium units on 11.6 acres in the Scripps Ranch community of San Diego, California, 92131. Construction was completed in 1989, and the buildings and landscaping have won awards. There are 10 buildings, each with 8 units, and three floor plans, with either two or three bedrooms, ranging in size from approximately 1600 to over 1900 square feet.

Upper units are all on one level; lower units are on multiple levels. All units enjoy raised ceilings, a private balcony and a two-car garage. Over 80% are owner-occupied. The Promontory is a gated community with private roads. Amenities include a pool and spa. You will find The Promontory to be an ideal community for relaxed living with a quiet location close to the city. You're just 20 minutes from downtown San Diego!

Scripps Ranch offers numerous restaurants and recreational opportunities close to home. The Promontory sits on the south shore of Miramar Lake, which offers picnic areas, hiking and biking trails as well as fishing and boating opportunities. Scripps Ranch also has great schools, a library, a community theater and an active civic association.

Board Meetings

Board meetings are held the fourth Wednesday of each month, except July and December, at 6 p.m. in the garage at 11140 Caminito Vista Pacifica. The July annual meeting is held at the pool on a Saturday. No meeting is held in December unless necessary. About Moving In or Out

How high is the tunnel?

  • The height varies – it’s an arch - but large moving vans can safely pass under it IF they enter and leave via the entry gate (which should be locked open) and stay in the center of the tunnel. They should proceed slowly and cautiously and watch the overhead clearance.

How do I get the gate locked open?

  • Call the Parking and Gate chair – contact information is on this website and on the bulletin board.

How do I get a gate opener?

  • You should get one from the previous owner or tenant. If not, see the information on this webpage.

How do I get a pool key?

  • You should get one from the previous owner or tenant. If not, keys are available from N.N. Jaeschke Customer Support, 858-550-7900 or customersupport@nnj.com

What forms do I need to fill out when I move in?

  • The Vehicle Registration form and, if you’re renting, the Tenant Registration form. Both can be found on this page.

How do I get listed at the entry kiosk so visitors can call me from the gate and be admitted?

  • By submitting a Vehicle Registration form to the Parking and Gate Chair.

How do I get a key for my mail box?

  • The mail boxes are the property of the U.S. Postal Service. The HOA can’t help you with this. You should get the keys from the previous owner or the tenant or the property manager for the unit you are renting.

When is trash pickup?

  • Trash and recycling are picked up every Friday, or if there is a major holiday, on Saturday. See “Trash and Recycling Collection” for the details.

How do I get a copy of the Rules and Regulations for parking, pets, the pool, etc.?

  • You’ll find them on this page.

Gate Openers

The HOA doesn't sell them, but they are readily available on the Web. Amazon.com has them, as do hundreds of other sites, for as little as $17.50. One homeowner recommends Florida Operators & Controls, Inc. at 800-654-7084. A local source is the House of Automation, 453 Vernon Way, El Cajon (619-441-7400) for $35 plus tax and shipping. You need one with 9 dip switches, compatible with a Pulsar 9921-T, AllStar, Allister, Linear, and others, that operate at 318 MHz and have 9 dip switches. Some are available that will also operate your garage door. When you receive your new opener, contact please contact our property management company, N.N. Gate Openings

Monday thru Friday, timers keep the exit gate open from 6:30 to 8:30 a.m. and the entry gate open from 4 to 7 p.m. Large moving vans and trucks need to enter and exit using the locked-open entry gate. Entry Kiosk

Get your name on the list at the entry kiosk by completing a Vehicle Registration and Entry Kiosk Listing Form.

Parking

Residents must park two vehicles in their garage before parking any vehicles outside the garage. All vehicles kept at The Promontory must be registered with the HOA. Complete and return the Vehicle Registration and Entry Kiosk Listing Form for all your vehicles.

There are no reserved parking places. All parking places are marked with white lines. There is no parking anywhere except in garages and the 80 marked parking places around the Promontory. Please remind your guests not to park on the street.

Pest Control

Got ants or other pests? Please contact our property management company, N.N. Jaeschke: Customer Support, 858-550-7900 or customersupport@nnj.com and request that our pest control company spray inside your unit on their next visit. The cost is just $25.

Pool and Spa Hours

Summer hours (daylight savings time) are: Pool: 8 a.m. to 11 p.m., Spa: noon to 11 p.m.

Winter hours (standard time) are: Pool: 9 a.m. to 9 p.m., Spa: 3 p.m. to 9 p.m.

The pool is heated only in the summer. Spa heat begins one hour before the spa opens to permit the water to warm up.

Trash and Recycling Collection

Trash and recycling are picked up on Friday. Your trash and recyclables are to be kept inside until 6:30pm the day before pickup. Empty trash containers are be put back inside by 9 p.m. the day of pickup. On the six weeks when a major national holiday (New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, and Christmas) falls on a weekday, trash collection is on Saturday.

Important Documents

At the time of purchase, all owners should have received an escrow package that included the Bylaws, CC&R’s and Rules and Regulations. If you do not have these documents, they can be purchased from our management company, N.N. Jaeschke, or find them on the Owner Info page.
